What is an inventory?
A document listing all the spaces in a property, including the garden and outbuildings if appropriate, with a detailed description of the condition and contents like furniture, appliances, decorations, curtains etc..
This is agreed at the beginning of the tenancy and is used at the end to check for any changes, deterioration and other dilapidations.
An inventory should be made shortly before the tenancy commences and the property should have all modifications and refurbishments completed, appliance testing certified, be clean, tidy and ready to be occupied.
Check In
This is carried out when the tenant takes over the property. The inventory is checked and agreed; keys are handed over, any special instructions given and meter readings taken. It is carried out with the new tenants in attendance.
Interim Inspection
This is a brief inspection carried out at regular intervals during the tenancy to ensure all conditions of the tenancy are being adhered to and that the property is being well looked after, within the bounds of Fair Wear & Tear. This should be carried out with the tenants present at a time convenient to all parties with adequate notice given.
Check Out
This occurs at the end of the tenancy when the tenants leave. The property is checked against the original inventory, any dilapidations noted, meter readings taken and keys returned. The report is used to assess any retention of deposit to cover extra cleaning, repairs & replacements considered to be beyond Fair Wear & Tear. This can be carried out with the departing tenants on site or as soon after their departure as is practical.
Reports
Lohar Property Services has developed a unique format for reports making them easy to read and annotate. Further, all reports are backed with a digital photographic record, which can be made available in the event of any dispute. All photo images are date stamped and the files themselves left unedited to preserve the file creation date & time.
Clients receive a report and invoice by e-mail in pdf format within 48 hours of site visit. Hard copies available on request.

Lohar Property Services is fully insured for both professional indemnity and public liability and is a full member of AIIC - the Association of Independent Inventory Clerks - your assurance

What will it cost?
By registering with us (see "Contact Us" page of this website), you can download our current price list. Prices depend on the number of living spaces, (all rooms, including halls, corridors & stairs), any outbuildings, gardens and their content: appliances, furniture, tools, curtains, pictures, etc..
How to make a booking

- - send us an email either through the website or directly
- Phone - telephone our office or mobile.
- Fax - send us a good ol' telefacsimile.
Booking details:
- Notice - The greater notice we get, the more easily we can arrange an appointment convenient for you. Short notice appointments can be made and we will always attempt to accommodate your needs. We do work weekends if necessary, but all work will be prioritised for business days.
- Select service required - Inventory, Check In, Check Out, Interim Inspection
- Deadlines - when the site visit needs to be carried out.
- Full address - including postcode and any special directions if necessary.
- Key collection - details of where to collect &/or return keys, with contact names and phone no.
- Full details of the property - size, whether furnished or unfurnished, garden, outbuildings, etc..
- Attendees - anybody we should meet on site: Landlord, Tenant, Agent, Bailiff, Locksmith, Builders, etc..
- Invoice address & details with name of person requesting the service.
Payment
Payment is within 7 days, by BACS, transfer, or cheque. Early settlement is appreciated. We reserve the right to interest under LPCD(I) Act 1998.
Cancellations
At least 24 hours before appointment - no charge Within 24 hours, or premises not ready, keys unavailable etc. - £40.00
